The U.S. Green Building Council has created several options for commercial building projects pursuing a green design standard.


LEED for New Construction and Major Renovations is a green building rating system that was designed to guide and distinguish high-performance commercial and institutional projects, with a focus on office buildings.

The LEED for Existing Buildings: Operations & Maintenance rating system is a tool for existing buildings to increase overall performance, cut operating costs and improve working conditions for all tenants and building staff while becoming nationally recognized for demonstrating a commitment to the environment.

LEED for Commercial Interiors gives the power to make sustainable choices to tenants and designers, who do not always have control over whole building operations.

LEED for Core and Shell allows developers to employ sustainable design strategies on the base building and project site area without requiring a full tenant fit-out to achieve LEED Certification. Unique to LEED for Core and Shell is the ability to have a project’s design Pre-Certified so that the owner can distinguish a given design as a LEED Certified project to attract tenants that would desire a "healthy green building" over conventional construction.
