101 Park Avenue and NYC Local Law 87 Compliance

In order to help H.J. Kalikow & Company (Kalikow) comply with New York Local Law 87 Energy Audits and Retro-commissioning requirements for 101 Park Avenue, New York, NY, Steven Winter Associates, Inc. (SWA) conducted a walk through ASHRAE Level II Energy Audit of the building. Our team was then able to present Kalikow with detailed energy calculations demonstrating the installation costs and dollar savings of each recommended energy efficiency improvement.
An analysis of two years of building data was undertaken with the assistance of the EPA’s Energy Star® Portfolio Manager energy benchmarking system, which calculates Site and Source Energy Use Intensities—indicators of the total building’s efficiency based on square footage. Whole building Site EUI equaled 81.2 kBtu/ft2/yr, compared to a national median of 91.2 kBtu/ft2/yr, for similar building types. Additionally, the building’s Source EUI equated to 206.6 kBtu/ft2/yr, as compared to a national average of 232.2 kBtu/ft2/yr. 101 Park Avenue earned an Energy Performance Rating of 60, indicating that the building performs 10% better than the national average for similar building stock.
Primary Energy Conservation Measures:
Based on these audit results, we recommended twelve energy conservation measures (ECMs) to help improve 101 Park’s overall energy performance. The most significant upgrade would replace the currently undersized absorption chiller with a new electric model. A chiller upgrade would reduce energy consumption at equivalent load by increasing efficiency, and would allow the building to adapt to increasing building load demands.
