520 West 28th – Continuing the Legacy of Zaha Hadid
Project Background:
520 West 28th Street is a new luxury multifamily high-rise building in the West Chelsea neighborhood of Manhattan, located directly beside the High Line elevated park. Owned by The Related Companies, the building is home to 39 unique residential units and features a variety of luxurious and artistic amenities. The high-rise is one of the final structures designed by pioneering architect, Zaha Hadid.
520 West 28th Street has proven that luxury and accessibility do not have to be mutually exclusive.
Project Services:
Steven Winter Associates (SWA) provided comprehensive accessibility services including plan reviews, field inspections and technical assistance. The intricate details and extensive amenities involved in the design of this in this ultra-luxury development provided for some unique accessibility considerations. These details include high-end fixtures and appliances, automated windows, indoor swimming pools, and other recreational facilities for tenants. In addition, each unit is designed to incorporate elements of accessible and adaptable design.
SWA had previously assembled the Related Accessibility Handbook — a design and construction guide for the client that has visual examples of accessibility compliance requirements, code/law citations, advisories, and best practices for most aspects of any building. Using this handbook as a reference, the design team was able to overcome unique compliance challenges, and the project is expected to be completed according to schedule.
SWA also provided LEED Fundamental and Enhanced commissioning services as part of the project’s LEED certification. Through design reviews, functional testing, and a post occupancy walk-through, SWA verified that the project’s energy-related systems perform efficiently, reliably, and maintain occupant comfort. SWA ensured that the owner received the high performance building they defined in the design phase.
