Project Background
Located along Washington DC’s Southwest Waterfront, Modern on M is a prime example of infill development in a rapidly revitalizing neighborhood. Comprised of two multifamily buildings constructed on surface parking lots of existing I.M. Pei-designed multifamily buildings, the project adds 256 dwelling units that compliment the existing historic buildings. Residents have easy access to multiple lines of public transportation and can walk to many local resources. The building’s design encourages social activities with an outdoor pool, dog park, and on-site resident wine bar and terrace. Modern on M also provides ample bicycle storage for residents who want to bike to work or explore the Potomac shoreline.
Project Services
Steven Winter Associates provided energy modeling services and program certification to the project. The project utilized the LEED Campus program that allows for multiple buildings to achieve LEED certifications while sharing certain credits, reducing documentation burden.
