Project Background
Prospect Plaza South, Phase II of a three-phase redevelopment, is based in Brooklyn’s Oceanhill-Brownsville community. It is comprised of two multifamily buildings that add 149 more affordable dwelling units to the community. In this dense Brooklyn neighborhood, residents have easy access to multiple lines of public transportation and can walk to many local resources. The building’s design also encourages an active lifestyle for the whole family thanks to a gym, an outdoor exercise facility, and a playground. Prospect Plaza South also provides ample bicycle storage for residents who want to bike to work or explore some of New York’s many bike-friendly streets.
Project Services
Steven Winter Associates provided energy modeling services, testing and verification, and program certification to the project.
SWA also provided energy code commissioning services for the HVAC, domestic hot water, and lighting control systems. Through design reviews and functional testing, SWA verified that the project’s energy-related systems perform efficiently, reliably, and maintain occupant comfort. SWA ensured that the owner received the high performance building they defined in the design phase.
Primary Energy Conservation Measures
- Energy efficient envelope, comprised of pre-cast concrete walls and robust thermal insulation
- High albedo roofing that reflects solar rays, keeping the building envelope cool while reducing the heat island effect
- Energy efficient HVAC system
- Low-flow plumbing fixtures
- ENERGY STAR® appliances
