Project Background and Services:
Steven Winter Associates, Inc. (SWA) worked with Related Companies to integrate green building strategies for their new luxury building in the Upper East Side neighborhood of Manhattan.
Enhanced Commissioning was targeted and SWA verified that the project’s energy-related systems were installed, calibrated and perform to the Owner’s requirements and Construction Documents. In addition, SWA conducted plan review, field inspections, and on site construction services to ensure the project meets compliance with the design and construction requirements of the Fair Housing Act, the Americans with Disabilities Act (ADA), and state and local accessibility laws and codes.
Primary Energy Conservation and Sustainability Measures:
Residents will have access to bicycle storage and are within walking distance of mass transportation. The building has over 20,000 sf of amenities, which includes a children’s playroom, penthouse resident lounge, billiards and party room. The amenity spaces and apartments have low-emitting adhesives, paints and flooring. Furthermore, various lighting and thermal comfort controls enable adjustments that meet needs and preferences of residents.
Savings from the water-efficient plumbing fixtures are anticipated to decrease annual water usage by 25%. The property also features landscaped roof terraces and the irrigation systems have been designed to reduce potable water consumption for irrigation by 73%. Energy modeling determined that a cost savings of 22% could be achieved by employing various energy efficiency measures through the use of reduced interior lighting density, ENERGY STAR appliances, low flow fixtures, energy efficient heating and cooling system and an onsite co-generation plant.
